What a furnace cleaning actually involves
Power off at the service switch. Gas valve closed. Door panels come off first. The burner tray slides out. Each burner gets brushed and vacuumed at the ports. The flame sensor is scuffed with an abrasive pad. Inducer housing, cabinet floor, and the return drop get vacuumed. Then the blower assembly comes out on its rails.
The blower wheel is the real work. Fins pack with gray felt and it will not vacuum off. The wheel has to be pulled and cleaned individually. In condo and garage closet air handlers the plenum often blocks removal. That changes the job, and we say so before starting.
Local conditions drive what we find. Crawlspace furnaces in pre-1940 Marin homes sit in damp, rodent-accessible space. Droppings in the cabinet are common in Ross Valley. After August through October smoke events, fine particulate loads the filter and reaches the wheel. Floor registers in 1950s-60s ranch tracts drop debris straight toward the return. Shoreline plenums show salt corrosion.
A leaking filter slot undoes everything. If air bypasses the filter, the wheel reloads within a season. We size the filter and correct the return path, or the cleaning is temporary.

Call (415) 223-3423What happens after you call us
- 1
Call and tell us how many supply registers you have and where the furnace sits, crawlspace, attic or closet. We book a two hour arrival window and text you the tech's name before he leaves the shop.
- 2
He walks the house first, pulls a register cover, checks the return and the trunk line, then gives you one firm number. Vent count, flex versus sheet metal, and crawlspace access move that price.
- 3
We tape off the registers, run the vacuum under negative pressure, test airflow at every supply, and put the covers back clean. You pay the number you were quoted, nothing added after the fact.
